Wintec Properties, the real estate development division of Wintec
Energy, Ltd., holds an inventory of approximately 400 acres of real property, zoned
for heavy industrial (which includes commercial) uses, all within the new industrial park
region of Palm Springs, California.
The property is located adjacent to Interstate 10, with a traffic count of approximately
70,000 cars per day, near the Indian Avenue and Interstate interchange.
The property is entitled by a development agreement between Wintec Energy
and the City of Palm Springs which guarantees fast track permitting, and prohibits any new
tax or development fees with respect to the property.
The property is served by paved streets and water.
Electricity will soon be available to the property at a price equal to approximately half
of that charged by the local utility.
Wintec Energy believes that the land, which is held in relatively large parcels, is
most suitable for large industrial or commercial users who require parcels of 20, 40, 60
acres or larger. The land is available on a long-term ground lease
basis. |
