Wintec Properties owns a unique 103 acre parcel of real property, ideally suited for a retail center emphasizing "green" merchandise. We believe that the "green"
theme, which strikes a deep responsive chord in the general public will be very well
received. This is not to say that the center will deal with green merchandise
exclusively. The property is located north of Interstate 10, appox. 1/4 mile east of
the Indian Ave/Interstate 10 interchange.

The traffic count is appox. 72,000 cars daily on I-10. The property is ten minutes from the Palm Springs Airport and seven minutes from downtown Palm Springs. Ontario Intn'l Airport is 45 minutes away. The site is centrally located in Southern California and is within a 1 1/2 to 2 hour drive of Los Angeles, San Diego and coastal Orange County. The Mexican border is appox. 2 hours away and Phoenix and Las Vegas are about 4 1/2 and 5 hours away respectively.
The property has all necessary entitlements for the construction of a retail center by virtue of an in place Development Agreement. There are no environmental clean up issues. Most
of the property has never been developed. A small portion of the property is
improved with large utility grade wind turbine generators which have already become a
large tourist attraction. The property is visited by several thousand tourists per
year. A "green" eco-village center and the windmills can safely share the
property, each complimenting the other. The property is well situated in the
emerging commercial/industrial sector of the City of Palm Springs and enjoys a tremendous
competitive advantage for commercial mall development.
It shall be the design intent and purpose to minimize the impact to the surroundings, to build a healthy and sustainable environment. Conceptually, the "village" atmosphere shall be predominant, and the goals of taking little from the earth by preserving natural resources and reducing waste and maintaining as pollution free an environment as is possible prevail. Tapping the available resource of the wind for its renewable energy is the truly unique opportunity. Additionally, the site affords direct access to a major electric substation, contiguous access to a natural gas pipeline, and enjoys an existant underground water supply - all the elements for success! The project has already received tremendous support from the architectural and financial communities, and a momentum is underway from the public as well. These are exciting times, and this project has all the earmarks of setting a trend in economic development by considering environmental accountability in a way not commercially achieved before. |
